I came so, so, close to buying 40 acres in Northern NSW...

This absolute dream - literally had NPs on 3 sides, and State Forest on the 4th Side.

You gained access via a locked gate through a NP fire trail...

The property was partially cleared and had expanses of park-like grassy areas.     Had a one room shack on it (very nice looking - not a coro shanty....)     

A permanent stream flowed through the property...   

No power or cell coverage - exactly what i was looking for...

Asking price in the middle of the GFC - $130K - Sold finally for about $95K    OMG!!!!

I started negotiating with the agent - but was too late, as it had already been on the market for a longtime...

The only catch was (a) no permanent building entitlement; (b) it had a gazetted surveyed access road through the NP - which I guess if you were prepared to spend millions bulldozing and grading a road through dense jungle - you would then be guaranteed access to your land.

So the impracticality of all that meant that you would have to rely on the ongoing goodwill of the NSW Govt - to be allowed access through their NP fire tail...

So what would happen in the future - where some Greenie type decided to ban you from this activity - (effectively trespassing).... Then you would be locked out of your own property...

Hence you had to have a "lazy $100K" - that you could afford to gamble the loss on in this context....     And as for resale, now or whenever - probably "forget it"...

Apologies for borrowing this tread to share my sadness/grief at 'missing out'....

A mate of mine is in EXACTLY this situation right now, has 50 hectares in the mountains about Tumut, and now cant (legally) access it. Has a small village built on it, he and his family have holidayed there for many years, but 5 years ago a neighbor and he fell out over fencing and suddenly after a complaint, his access road was locked.... its in court and ugly expensive (so far).

I take it from your post - that your mate got locked out of his land because of an fencing altercation  with a cantankerous neighbour?

Well that's one thing hopefully one would have realised - (through in your friend's case; costly and now "too late") - that one should always "pander to his/her neighbours" ....(particularly where they are the ones holding the power - or in your mate's case - THE KEY"      LOL...

But on the other hand - suddenly waking up one day to find yourself locked out of your own land because of a change in Govt policy - now that is altogether entirely more scary - imo...

But that said; I really feel for your friend's predicament though....  What a nightmare....  What to do? - apart from throw cash at it, (in the courts etc...)

The access was via NPWS road, after the fencing argument the neighbor complained to the department that the excessive traffic was causing undue wear on the small track so NPWS put a gate up and locked it. HE has accessed it (illegally) and been charged for doing so (involved cutting the chain and adding his own padlock). The willful damage charge is now not helping his case. Its truly excruciating how stupid some government entities can be.

If you are keen for beachside - blocks of land out at Boat Harbour near Cronulla sold for 2.6 MILLION on th weekend. Estimate was $1mill.!
