Any Timber flooring people here?

Looking to lay some timber flooring in the house, but I've been to 4 flooring places to be told exact opposite info on whats hard wearing timber, whats hard.. I'm would not have been shocked to have been told pine was rock solid..

From what I've found, Jarrah seems the hardest wearing... would this be correct??
Not looking for something too dark, but also not looking for really bright..

This looks ok to me at moment..

The area I wanna do is around 18sq to start with, and then the next area to it already has floorboards under the carpet.. The carpet was ****ed when we moved in 13yrs ago, so .. its really rooted now..

Not doing it myself, I want a good job, not a 1/2 arsed effort..

Also whats the difference in Floating Floor and ... Floor.. ???

Timber hardness is measured by its Janda rating. Can't remember which is hardest, but if you want a nice floor then mixed hardwood gives a variety of grains without, usually, being too stripped in its finish. Another very good floor, pinkish to red is brush box, more expensive than the mixed species. You also have different grades too, go to borals site, they have pretty good info.

A floating floor is just that, not fixed down, some are good, some are not. The poorer ones tend to swell when wet, even moping can cause problems, you get what you pay for with that stuff.

A tongue & groove floor laid over another sub-floor is the standard system of floor installation now. The tongue is offset so the boards can be secret nailed with a good strip of glue placed on the sub-floor first, then sanded & polished.

Me, I'd go with a tongue & groove, colour & species etc are all personal choices, but remember select grade may often be not too much different in finished quality to standard & better grade flooring.

Why don't you have a crack at getting this secondary area done  first , to see the quality of the flooring already there , get them sanded back ,the glossy look is from the urethene finish
Too hard to tell from pics alone , like every thing else in life , a quality start should end in a quality finish
The kit pack flooring , I myself do not like , but that's me , to me it looks false
I have seen some very good urethene type finishes , like glass , the last one was in Colllingwood for an outlaw and even I was impressed with the finish , pricey but very well finished , looked like it had a veneer of glass over the top

The first house I built had a mixed hardwood floor and the problem, up here any way, was that the different types of floor boards would expand and contract at different rates and that can cause the boards to lift, or get gaps between them. Use more expansion joints than you think you need if you go mixed.

I currently have a brushbox floor its now 8 years old and I am very happy with how its stood up.

Don't even think about a floating floor, you wont be happy with it.

Graham makes a great point about doing your existing one first to see how that comes up, I would then probably not try and match it but find something that contrasts / compliments it a bit.

Well worth the investment in getting a professional to do the job.

The guys who did mine were the most anal tradesmen I have ever come across, to the point that thye locked the building site down from anyone else during the install process

I can get you a quote on spotted gum (redish to olive color) or black butt (more like a darker ash). Both are as hard as charity and beautiful with a few coats of marine tung oil. Off memory (bearing in mind I'm on my 5th can) I think they are both around $6.00 a mt for 86*19

The higher the janka rating, the harder wearing the floor and heavier the timber.


Probably the two hardest timbers is grey ironbark, which is a red/brown colour, and grey box which is a golden light brown.


Just a tip, get yourself select grade in a secret nail profile and you will love the finish.

Suggest you spend some time and do a thorough investigation.  Timber floors are one of the items which receive the greatest number of complaints for Building Authorities (BSA, CTT, MB, etc.) and consequently resulting legal actions.  You need someone who is a true expert in this field - not any tradesman who professes to know how to do it.

The anal tradesmen are worth their weight.  They locked down the site so no one walked over the floor and ghost footprints later emerged through the finish.

Suggest you get in contact with  Wood Flooring Association (WFA) in Victoria or National Wood Flooring Association in NSW and seek out accredited tradesmen and advice from the association.

Just my two cents worth but I am speaking from some experience having been an expert witness in a couple of cases of timber floor failures.

Use more expansion joints than you think you need if you go mixed.
Leave at least a 10mm gap at all walls

Have to agree, floating floors are more a laminate type flooring, that sit on a foam underlay. They tend to wear badly & generally you can see the joins in differing light

Have a look at Tassie Oak or Vic ash, they're the same &/or similar straw/yellow colouring, nice grains

For the best look stay away from pre-finished.  think you can get a 12mm T&G board which would allow for sanding & coating 3 times before hitting the t&g.
Do a bit of research on urethane finishes & plan to get out of the house as its potent stuff & if you have kids at home will have them glassy eyed for days. The'yll get the 3rd degree from teachers about "chroming"

Why don't you do up the existing floor boards ? If they're too dark you can get them professionally bleached and polished in a "matt" finish. I have had one of my houses done that way and came up from a dark jarrah to a nice honey colour.

Some interesting reading and ideas etc.

The existing floor where I ripped up the carpet is particleboard crap so needs covering.
The room next to it, which may now become the first room to get done, is old floorboards under carpet.


Found a bloke at our club last night that is a flooring bloke. He suggested some Vinyl floorboard stuff...

I will look into it and read this thread in a bit more detail first. I wanna do it once and right...

Mate suggested going to Fowles at Blackburn and Princes Hwy and looking at what they have.

Particle board flooring can be sanded and sealed too, as well as floor boards. When it's done properly it looks like good quality cork flooring

Well took the advice and ripped up the carpet in the next room where we did last week.....

We didn't find this


but did find nice floorboards.. so dumb **** here has now ripped up the carpet in the hallway.. its also nice floorboards... oh look at that the carpet is joined to the carpet in my bedroom.. and the computer room... and the other bedroom - none which have carpet any longer.

Got a bloke coming to quote on polishing the lot tomorrow... Anyone got hints and tips on what to ask? What I should go for over other options? EG Staining over polishing or poly???

On hindsight , could you have got under the house , and looked up , or is it limited access, I'd say you are two thirds of the way there , see what your floor polisher has to say ,remember high traffic ares will wear/fade noticibly, no matter what you lay down ,
Like everything else on the planet quality will cost , prep work is where the cost will be , skimp here and pay later

The complaints about floating laminate flooring here are valid but there is one maker head and shoulders above the rest and Inovar rightly advertise their product as the most water resistant flooring in the world- http://www.inovarfloor.com/components.html
The waterproof nature of the Malaysian hardwood fibre makes it an excellent choice as far as longevity goes and it won't curl up at the seam edges with moisture, where it's then vulnerable to high spot wear and chipping the laminate. Hence it's unusually long domestic warranty period.

As well with floating laminate it pays to use  a quality dense foam underlay for feel underfoot and extra life, but that's often scrimped with negative consequences. Inovar is the only laminate flooring I'd consider.
There's no Great Evil conspiracy against consumers within engineering, manufacturing and supply. Just the many tradeoffs incurred to satisfy diverse tastes, priorities and wallets. But first comes all the insatiable Gummint eggsperts, nanny-staters and usual suspects.

Opinion only from what we have and what I see at work. I went gloss finish floors on the recommendation that the gloss finish was harder surface that the satin finishes and will withstand more abuse.
We let it go off for a week before moving stuff back in, but the day we moved back in we let the kids loose with their scooters and said go for it. Dogs also. After 8 years they now look a uniform semi gloss. :cup:
Fair enough it has some scratches in it, but it looks a chit load better that a lot of satin floors I have seen. If you are anal about things,(scratches,dust etc) cover them back up with carpet.

It is like people that put stainless steel benchtops on their kitchens and whinge when they scratch just looking at them.

My mother had her floors done in NZ about 12 years ago...the flooring is rimu witch is a native timber that's reasonably hard wearing.
They used a high gloss self leveling urethane that looks almost as good now as when it was done and her large idiotic dog runs and slides all over it.
I think from memory it was a Fullers product called fullerthane
