Councils Approval for shed !

Bluudee Hellllllllll - Forest industrys Australia wide, don't worry, your work load just increased - go forth and harvest 250 hectares of forest and please quickly convert it into paperjust to satisfy the required paper work for my local Council, local Water board and power provider.

Sorry for the rant but do these people REALLY want to stifle development. It is almost too hard to bother. Seriously - all I want to do is put up a shed with power attached and get the stormwater off the roof, just like the thousands of sheds already in existence.

So far I have a permit to get my permit to have a planning permit which I need to get a plumbing expert and a buiding surveyor and a cast of thousands to provide me with a Building approval application which the Council will then consider. Sheeeesh.

Not to mention the extra cash for this cast of thousands. The first permit to get a permit was $62, next $495 to a building surveyor just to confirm the Sidach shed is actually going to stay upright. This after Sidach tried unsuccessfully to sting me an extra $70 for the drawings (but they tossed them in free with my almost $5000 shed kit  ).

Strewth - anyone would think I have just stated that the world wasn't flat, (or is it)?

Coming soon to a Local Council near you - planning approval for the discovery of the wheel - yep, not sure what that is but apparently a bit of a roundish, sorta kinda thing.

Bu66er - I still don't feel better, better get back to the mountain of paper and try to sort it.

There area two sides to every story. My area of local govt deals with non compliance with planning laws.

You would be surprised at the amount of complaints we have to deal with surrounding non regulated building. Things like sewerage flowing into neighbors yards, water run off damaging houses foundations etc.

It is a pain and I have just been through it at home.

It is good insurance though to get it done properly. We have had a couple of complaints end up with thd sheds being removed.

My only advice is to take a really deep breath and throw reality out the window

Try and get a block of 4 units approved - 17 months and counting.

The issue is the process is automated and no consideration for the applicant. Friend of mine is going through the process, first he gets a letter to pay insurance in case trucks crack footpath/road etc. he lives on a dirt road with no footpath. Then he gets another lettter asking to pay for insurance in case any storm water pipes are broken, all his storm water goes to tanks. The council bloke turns up unannounced and walks through his property without going to the door first, that's a problem on a farm where land owners own guns.

When I had my 9m x 9m shed built, I just let the scrotes at the shed company deal with council.. '...this can take 4 weeks' they told me.

Somehow they had a shed 2mtrs bigger than I wanted all approved within 1 day! They had the right size one approved the day after.


Getting them to start building it was another issue... that only took 4 months - building I mean making it at their factory, not putting it up at home.. that took another 2 mths to start adding xmas in there...

That's why we are only rebuilding the shed at Dads place, with 1 extra bay, a new slab, a new steel frame and new cladding.

I have just been throught the same process of building a shed,but with the added dramas of building it over an easement that both yarra valley water and the council have rights too.

Yes but no building permits required if you are only rebuilding.

Not for a mate at work who's back door neighbour built a "granny flat" right on the fence line, complete with windows overlooking my mate's backyard. Only problem was they "forgot" to ask any permission and contravened nearly every rule in the book and tried the "forgiveness" tactic.  Now, after the parents moved in, they are facing court orders to demolish the building.

Good for my mate, expensive mistake for the neighbour.

Funny, my mate didn't get a christmas card from the neighbour either

Seriously though, going the "No Approval" route is frought with risk. However if you are considerate of  neighbours in your design/works and carry it off with a degree of professionalism, it does make for a better case with council.

Having said that, our next door neighbour decided a second story, overlooking our pool and backyard, was required to house her foster kids. No condieration for our privacy but it got approved anyway.

She doesnt look in our backyard anymore after the "budgie smuggler" incident...

And No   it isnt, believe me.

In our case we are rural, Neighbours are 100m+ from any buildings. If this were in a built up area approval would be sought.
