Hey Funnyfarm. Have you got your answer yet?
What State are you enquiring about, I think you will find different states have different rules, unless your question is a general one.
If you want a Qld answer, I may be able to help.

thanks everyone for your help. The property is in NSW.  I have spoken to "jkohn" this morning. This man really is a champ  :cup:
